WHO SHOULD APPLY
The NeighborWorks® Center for Homeownership Education and Counseling (NCHEC), partnered with the U.S. Department of Housing and Urban Development (HUD), isoffering scholarships to the staff of HUD-Approved housing counseling agencies. A limited number of scholarships are available for select NCHEC Homeownership and Community Lending courses.
Your organization MUST be a HUD-approved housing counseling agency to apply for this scholarship.
HOW TO APPLY
Scholarship applications will ONLY be accepted using this online system.To apply for a scholarship you must first create an account by clicking the “Create Account” tab.Follow the directions on the web site to create a personal account.If you have already created an account, log in to the site.
Once you are logged into the site, Click on the “Learn More” tab for this event.Choose from the list of available courses and select your first- and second-choice course selections for the week. You must complete your online application by the stated deadline.
Incomplete applications will not be considered. Scholarship awards are non-transferable to other individuals, or from one event to another.
Eligibility
§Must be staff of a HUD-Approved Housing Counseling Agency.This includes affiliates of National Intermediaries or staff from Locally Approved Housing Counseling Agencies.
§Eligibility will be confirmed based on a valid HUD ID number, which must be indicated when applying for scholarships and registering for training events.
§Each agency may receive up to ONE scholarship during 2008 (subject to demand and availability, additional scholarships may be available).

If you are chosen to receive the scholarship, you will receive an e-mail notification and will be automatically registered for the event.
Support
This scholarship covers the cost of tuition and lodging, however there is a limited number of travel stipends (full scholarships) available as well. All awards are made on a first come, first served basis. If you are not awarded a full scholarship (tuition, lodging and travel), it is your sole responsibility to secure travel arrangments.Meals and all other travel related expenses are not provided under the scholarship, and are the responsibility of each participant.
Continental breakfast and morning and afternoon breaks will be provided to participants free of charge.

Formerly, 'Fundamentals of Residential Lending.' This course is designed to introduce homeownership counselors to the basic procedures involved in first mortgage lending. Areas covered in this overview are loan origination, processing, underwriting, closing, servicing. Types of loan products available in both conventional and government loans are described along with brief discussions on credit scoring, appraisal, subprime and predatory lending. Students learn how to prequalify potential borrowers and how to calculate loan amounts and monthly mortgage payments.

Learn about successful efforts to reduce restrictive regulations by states.
Most lenders utilize credit scoring as a tool to help evaluate the credit risk of borrowers. This is certainly the case with many mortgage lenders. Credit scores aid lenders in predicting how creditworthy a borrower is or how likely they are to repay the debt. Many lenders also incorporate risk based pricing into their credit decisions based upon the credit score. Homeownership educators and counselors must fully understand how credit scoring works if they are to help clients with credit challenges improve their financial status.
Review the policies, procedures and accounting systems that nonprofit lenders must use to maintain their mortgage loan portfolios and prevent losses. Examine effective documentation systems. Learn practical techniques for controlling risks and avoiding default and foreclosure. Recommended for staff and board members concerned with servicing and collection.

The focus of the course will be on financial literacy education and housing in an effort to equip the homeless population and those at risk with the skills they need to improve their housing and financial circumstances in order to eventually achieve homeownership.

This two-day course is designed to help counselors identify and understand the latest predatory lending practices to effectively help their customers avoid these unscrupulous practices.
This course is designed to demystify the process non-profit housing counseling agencies need to follow if they wanted to receive the HUD agency approval designation. This is a one day course targeted for executive directors and other management level staff that want more information on what they need to do for their agency to be considered for HUD approval. Participating in this class does not guarantee an agency will become HUD approved but rather is intended to bring clarity to the approval process.
This five-day course covers the recommended standards in design and methodology for postpurchase education programs. The course focuses on topics that help both new and existing homeowners manage their most important asset. These topics include home maintenance and repair, financial management and budgeting skills, insurance, methods for getting homeowners more involved in their community, early intervention programs to prevent delinquencies and default, and the pros and cons of refinancing. Learn how to develop sustainable, effective programs and recruit homeowners in your area to your classes. Participants should be fully familiar with financial education concepts prior to taking this course. An exam is given following the course for those interested in obtaining a Certificate of Professional Recognition in postpurchase education training.
This course is designed for housing counselors with a minimum of one year of extensive experience providing one-on-one prepurchase counseling to clients. (Counselors with less than one year of experience should first take the Introduction to Housing Counseling course - HO110). Through hands-on applications, this advanced course teaches counselors the skills, procedures and content needed to create new homeowners. Find out how to provide one-on-one counseling sessions to address savings, credit and debt barriers to homeownership, and using the latest industry tools, techniques and resources. Practice mortgage readiness assessment, prequalification, credit report review, action plan development and other key counseling activities. Full certification in housing counseling training is offered by completing this course, passing the exam, and completing the Foreclosure Basics course (HO109).
The huge demand for foreclosure counseling services has created the need for alternative solutions that will enable organizations to serve a greater number of clients. Group education and telephone counseling are two strategies that have emerged to assist in meeting the information needs of families in crisis. This course will discuss how to use these two strategies for maximum effectiveness.
The essential components of effective group foreclosure counseling and the techniques of effective phone counseling will be covered.
This course was previously titled Advanced Foreclosure. This is an advanced level course for counselors with at least one year of foreclosure intervention counseling experience. Participants in this two day class will examine a variety of actual foreclosure cases and participate in exercises and activities that will help them develop their ability to access, evaluate and recommend options to the borrower that are viable options to prevent foreclosure.

This course is a combination of lecture, discussion and exercises designed to reinforce understanding of the current lending environment and the expanded role of the nonprofit lender. Special emphasis is placed on examining brokerage benefits and drawbacks. Participants will learn what is involved in establishing a brokerage operation, as well as examine daily operations and sustainability. The course is intended for senior- and mid-level management of nonprofit organizations who have existing lending operations and want to learn more about the brokerage option.
This is a shorter version of the five-day Homebuyer Education Methods course, designed for trainers and counselors with more than five years of experience in the homeownership education and counseling field. (Participants should take either this course or the five-day version, but not both.) Review the training methodology and business practices needed to run a high-volume, high-quality homebuyer education program. Find out the latest on core homebuyer education topic areas. Receive state-of-the-art training tools and materials, and practice your presentation skills. An exam for NCHEC homebuyer education certification will be given following the course. Participants who do not pass the exam will be required to take the five-day version of the course.

Participants will learn what's working and what's not so they can use that information to build the capacity of their own organization to deliver foreclosure services. Participants will also take a closer look at the servicer side of the foreclosure intervention process and how to build relationships with servicers that will make a difference for their clients. This course also satisfies Part II of the training requirements for the Foreclosure Intervention and Default Counseling Certification Part I program.

This course will go a step beyond the current Training Institute course, 'Lending Basics for Homeownership Counselors', and provide participants with more concentrated time on client prequalification (for conventional, FHA and VA mortgages), mortgage insurance, appraisal review, proper loan packaging and how to avoid problems at closing.
This one day course is for counselors who already have expereince providing HECM or other reverse mortgage product counseling. Participants will learn advanced level counseling techniques and work through case studies. This course will also help better prepare counselors from HUD approved agencies who want to pursue certification as a HECM counselor.
This course is for counselors that have already taken course #HO250. This advanced course teaches counselors the skills, procedures and processes needed to package loans to their Lender partners. Through hands-on applications, participants will learn how to calculate income for self-employed and seasonal income borrowers and how to layer multiple funding sources including: Mortgage Credit Certificates, matching programs, and other down payment assistance sources. Participants will also determine how to assist their clients in choosing the right mortgage product as well as establishing profitable lender partnerships. This course will provide techniques that will enhance a counselor’s communication and negotiation skills while offering strategies for improving case management in order to work more effectively.
PASSING AN ONLINE PRE-TEST IS A PRE-REQUISITE FOR THIS COURSE
This five-day course is designed for counselors with one or more years of experience providing one-on-one foreclosure prevention and default counseling. This rigorous, in-depth course covers critical elements of the default and foreclosure process as well as loss mitigation options for prime and sub prime loans. Participants will engage in exercises and utilize case studies which will sharpen their negotiating skills with servicers and improve their counseling methods with clients.
REQUIREMENT: You must pass the prerequisite test with a score of 75% or better before enrolling in this course.
